Airbnb License Gran Canaria – VV Registration Step by Step

## Do I Need a License for Airbnb in Gran Canaria?

Yes. In the Canary Islands, you need official registration as a "Vivienda Vacacional" (VV) for tourist short-term rental. Without this license, renting via Airbnb, Booking & Co. is not legal.

## Requirements for the VV License

**Property:** Complete apartment (not individual rooms), habitability certificate (Cédula de Habitabilidad), no restrictions from the owners association, compliance with safety standards (fire extinguisher, emergency plan).

**Equipment:** Functional kitchen with basic equipment, bathroom with toilet, shower/bathtub, sink, sleeping facilities for the stated number of guests, air conditioning or heating (depending on location), smoke detectors and first aid kit.

## The Registration Process

**Step 1:** Gather all required documents – proof of ownership (Escritura), habitability certificate, NIE (foreigner identification number), floor plan of the apartment, responsible declaration. **Step 2:** Submit the application to the Canary Islands tourism authority (online or in person). **Step 3:** After positive review, you receive your registration number (starts with VV-...). **Step 4:** This number must be visibly displayed in all listings.

## Timeline and Costs

The registration process typically takes 2-4 weeks. Official fees are low (under €100), but costs for Cédula, documents, and translations may apply.

## What Happens Without a License?

Renting without VV registration can lead to significant fines – between €2,000 and €60,000 depending on severity. Airbnb and Booking increasingly verify license numbers.
