## Real Decreto 1312/2024 – The New Spain-wide Law
Real Decreto 1312/2024 has introduced uniform minimum standards for all of Spain for the first time: Registration requirement (all tourist accommodations must be recorded in a national register), unique identification number (each accommodation receives a number that must be displayed in all listings), platform responsibility (booking platforms must verify license numbers and unregistered accommodations can be blocked), guest reporting (guest data must be transmitted to authorities within 24 hours).
## Regional Regulations in the Canaries
In addition to national regulations, the Canary Islands have their own laws: Vivienda Vacacional (official category for vacation accommodations with specific requirements), zone restrictions (new licensing may be restricted in some areas), quality standards (minimum requirements for equipment and safety), maximum capacity (number of guests is linked to living space).
## Obligations for Landlords
As a landlord, you must: possess a valid VV registration, report all guests to Guardia Civil (Sistema Hospedajes), display registration number in all listings, comply with safety standards, pay taxes on rental income.
## Consequences for Violations
Violations of regulations can lead to fines from €2,000 to €60,000, blocking on booking platforms, and revocation of rental license.
